FSBOAZ.com reserves the right to review, edit, reject, suspend, or remove any listing or account that violates this Policy, our Terms and Conditions, applicable laws, or industry standards. This policy is modeled after industry-standard listing quality practices used by major real estate marketplaces.
1. Permitted Listings
FSBOAZ.com accepts legitimate real estate listings for properties located primarily in Arizona, including:

3. Accuracy Requirements
All listing information must be truthful, current, and accurate.
Users are responsible for ensuring:

- Photos accurately represent the property
- Known material defects required by law are properly disclosed
- Contact information is valid and monitored
Any materially inaccurate or misleading information may result in listing removal or account suspension.
4. Listing Photos and Media
Photos, videos, floorplans, virtual tours, and other media must:
- Accurately depict the property being advertised
- Be clear, relevant, and high quality
- Not contain misleading edits or alterations
- Not contain watermarks from competing marketplaces
- Not include offensive or illegal content
- Not infringe copyrights, trademarks, or intellectual property rights
The following are prohibited:
- Stock photography unrelated to the property
- AI-generated property images that materially misrepresent the home
- Misleading digitally altered images
- Photos containing nudity, weapons, or illegal activity
- Excessive text overlays or promotional graphics
FSBOAZ.com reserves the right to compress, resize, crop, reorder, or remove uploaded media for quality or formatting purposes.
Industry consumer expectations increasingly prioritize accurate photos and transparent property presentation.
5. Duplicate and Spam Listings
To preserve listing quality:
- Only one active listing per property may be posted at a time unless specifically authorized.
- Reposting substantially identical listings to manipulate visibility is prohibited.
- Keyword stuffing, repetitive descriptions, excessive capitalization, or misleading tags are prohibited.
- Listings designed primarily to collect buyer leads rather than market a real property are prohibited.
FSBOAZ.com may consolidate, suppress, or remove duplicate listings at its sole discretion.
6. Fair Housing Compliance
All users must comply with all applicable federal, state, and local Fair Housing laws, including the federal Fair Housing Act.
Listings may not express:
- Preferences based on race
- Color
- Religion
- Sex
- Gender identity
- Sexual orientation
- Disability
- Familial status
- National origin
- Any other protected characteristic under applicable law
